Maintenance
1. Do I have to be present for a service technician to perform work?
No.
2. Do you have on-site maintenance?
No, they are here a couple times a week.
3. An item in my unit needs repair. How do I get help?
Call the leasing office during business hours. After hours emergency maintenance is available.
4. What happens if I am locked out?
Contact emergency maintenance and they will come let you in. Fees may apply.

2. What amenities does the property offer?
24 hour Fitness Center and Common Area which may be used to host personal events.
3. During which time periods are the pools and decks available for use?
N/A.
4. Is your community pet friendly?
No.
5. What appliances are standard?
 Refrigerator, Dishwasher, Stove, and Microwave.
6. Do you offer furnished apartments?
No.

24-48 hrs.

Yes with at least $100,000.00 in Personal Liability.

Comcast/Xfinity.
5. If my situation changes can I get out of my lease?
Buy-Out fee of 2 months rent.
6. How do I set up my utilities?
For Power by Calling DTE 1-800-477-4747. Gas and Water are already set up and the Resident will pay this bill to the leasing office.
7. Which utilities are included in my rent?
None.

1. How can I apply for an apartment?
You can apply online at Arborloftssouthfield.com or in person at 20300 Civic Center Dr. Southfield, MI 48076.
2. What if I’m not ready to apply? What other options are there?
To secure a waitlist you must fill out an application. However we will take your information down and contact you after the waitlist.
3. What do you look for in the application?
No evictions. No open bankruptcy. If discharged bankruptcy exists, any credit obtained afterwards must be in current standing. No open tax liens. If these exist, applicant must have established additional credit that is in good current standing.
4. Is there any specific advice you can give to a first-time renter?
Arbor Lofts is here to assist you in any way you can. Don't be afraid to reach out to the leasing office with any questions or concerns.
5. How can I check availability for furnished apartments?
Just call 248-979-8971. We will do our best to accommodate you.
6. Does it cost anything to take a tour?
All Tours are free.
7. Do I have to make an appointment or do you accept walk-ins?
Walk ins are always welcome during normal business hours.
8. Does this community offer a bonus if I was referred by one of my friends?
Yes, the referral fee is $200.00
9. Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
At this time we are not offering discounts. Standard leases are 12 months.
10. What is the renters’ insurance policy?
At least $100,000.00 in personal liability is required.
11. How accessible is the management at the local office?
Management is available Monday-Friday from 10am - 6pm.
12. Where specifically in the apartment community is the apartment located?
On Civic Center Dr. Off of Evergreen.
13. What will you do to prepare my apartment before I move in?
All apartments will have a complete turn. Carpets, paint, and cleaning.
14. What is the condition of the unit?
All units are updated.
15. What’s the noise level like?
No noise complaints.
16. What’s the parking situation?
You have a garage and a driveway to use for parking.
17. Where are the washer and dryer/hookups?
In your unit.
18. Where do residents shop?
There are many places our residents shop. Somerset Collection, Oakland mall, as well as many other shopping centers along Telegraph and Southfield Rd.
19. Am I allowed to decorate the apartment without penalty?
Yes. Any holes are to be patched before the resident moves out.
20. How are maintenance issues handled?
Arbor Lofts will do its best to handle maintenance as they come in a timely manner.
21. Are there any monthly fees?
Short Term premiums and Carports are the only monthly fees.
22. What are the policies about guests and listing on Airbnb?
Not Allowed.
23. Are pets allowed? If so, is there a fee?
Arbor Lofts is not accepting pets.
24. Are there building quiet hours or fees for using communal spaces?
Quiet hours start at 10pm. There is not cost to rent the common area. Deposit of $100.
25. Which roommates will be held responsible if we don’t make rent?
All residents will be held responsible.
26. Are utilities included? If so, which ones?
Utilities are the residents responsibility. Gas and water will be paid to the leasing office and DTE will be in the residents name and they will pay directly.
27. What happens when there’s a maintenance problem in the apartment?
During business hours residents can call the leasing office. After business hours you can put in a maintenance request online. For emergencies there is an after hours contact.
28. What would it take to break the lease?
The buy-out fee to break a lease is 2x the rent.
29. How much will I pay in up-front costs when I sign the lease?
Residents will be pro-rated for the time they move in. Resident will also pay $500 for the Security Deposit as well as the $75.00 administration fee. Gas and water will also be pro-rated based on the move in day.
